Never felt like I had any control in this transaction. You can call and you can email but they only answer when they want to. Every time they told me they had worked something out, the confirmation came in with additional charges or an unacceptable adjustment. You will NEVER talk to anyone who can make and keep a commitment other than to do their best. Got an initial approval for up to $700k so I used the letter to make an offer with earnest money and $132k down = i needed $528k loan and was offered 5.625 with no points. OOPS! No can do G.I.. Your 1.5 million in assets don't count, just your Social Security less alimony so you can't possibly afford anything. So they "worked something out" if I could come up with an additional $34k down to make the loan for $497k. Closing disclosure (without any call or guidance) shows I also forfeited $1k credit because the loan was now below 500k and there were now 2k in points to get the 5.625 rate. At one point the loan was put on hold because "I didn't have sufficient cash to meet closing costs". That day I had $220k in an account available in 24 hours and an IRA with over 800K. I not only would not recommend these folks, I think they should be removed from processing VA loans.

I can understand how upsetting it would be to make decisions based on information you believed was settled, only to later learn that additional funds, costs, or adjustments were needed. It's also concerning to hear that you felt communication was inconsistent and that your questions weren't fully addressed along the way.
While loan qualification and lending requirements can sometimes change as additional documentation is reviewed, you should still feel informed and supported throughout the process. I'm sorry that wasn't your experience.
