I did an assumption due to divorce. I could not get a phone conversation for well over a month even after reaching out repeatedly. No one could explain the process or seemed to understand how to do an assumption. I would have happily gone to a lawyer and had them set up all the steps needed if just asked. They did a transfer sale as that was the only way they knew how to move forward costing a significant amount of unnecessary taxes. I only started to get movement/communication once we were at close. The next title escrow officer with 30 years experience was blown away at how poorly this was handled. I would never recommend veterans united ever. My team could have googled how to do an assumption or used the instructions off of your own website. The day before close they were trying to get me to pay expenses that are not even on the buyer to pay because they never got included in the paperwork. I can’t say enough bad things about this transaction, I could write a book.

You’re right that assumptions are more nuanced than a standard transaction, and it’s disappointing to hear that you felt your questions weren’t answered or that the process wasn’t clearly explained. I’m especially sorry that you felt forced into a transfer sale and incurred additional costs as a result, and that issues around fees weren’t addressed until right before closing.
