None! You are doing a great job. My loan officer was always willing to take the time to explain things in terms that I could understand. Extremely quick response time; I never had to go longer than 24 hours to get an answer to my questions. THANK YOU!!!
VUHL should try to improve on getting all necessary document before approval, to avoid unnecessary delay.

The process up until closing was smooth, with clear guidance, advice and requirements. I feel that the underwriting process was a little... out of control, for lack of a better word! Our closing was delayed over 20 days due to a paper drill- underwriters coming back every few days with new requirements. This was difficult to complete on our end because we were mid PCS from Rucker to Bragg with a stop at Campbell to pick up storage- it was very hard to access a computer, printer, scanner/fax. Todd tried to help as much as he could. The process was not clear at all and every day there seemed to be new requirements and documentation needed. It felt like every document that was sent in was a trigger for another document to be required. For example, after my third LES was sent in, an underwriter took notice THEN that my LES was incorrectly saying that I was married, and they noticed that I had an allotment for $725. My statement that this was to pay my car payment was not enough, the underwriter required a page from the les showing the account number and then he wanted a page from the account showing the payments were going through. (Obviously I'm paying my car payment, my credit report shows that!). My account for my car was from my old married name and the underwriter wanted a copy of my divorce decree proving there are no debts remaining from my divorce. (A divorce decree is not all inclusive for debt and proves only at the time the assets were divided and whether or not there were alimony requirements. I do not feel that this 3 year old document was necessary and further delayed this process. And this happened several times! At some point I believe a standard document set should be recognized by all underwriters to prevent multiple underwriters from delaying the process by looking at documents with different weights and importance... But I believe that everything else about the process was exceptional, I was so pleased, I've recommended everyone I know to VU!

I would have rated higher on our overall experience prior to the week before closing and here is why. We got our clear to close January 29 in the evening and had a tentative closing for February 15. On February 12 I get a call saying we are no longer clear to close and we had to resubmit our entire loan packet. I understand that our paperwork was time sensitive, but having to resubmit all of our paperwork after two weeks is ridiculous. Then our closing took two and a half hours because of hold ups on your end. I not sure of the specifics on that but I know there was a lot of back and forth calls/emails at the very last minute. For a company that prides itself on customer satisfaction, I feel that you really dropped the ball with our particular loan. I prefer not to be contacted about this review.
Quite satisfied with the professional approach. Do feel, however, although communication was quite good by phone and e-mail, some further explanations for completing forms and need for further information could be improved. For example, we have some land and United Veterans wanted to know if it was insured. I didn't understand why it needed to be insured as it is vacant land. Also, we paid the Appraisal by credit card and later it was credited back to us. The reason for this was never explained. All I was told originally is the appraisal needed to be paid in advance and was not included in the closing costs that we could finance. Other than a couple of these communication problems, I felt the refinancing was done well.
I recommed them all to get a raise and keep them working together they make a great team. Any future buyer will be lucky to have all of them.
I think it would help knowing about the cost of repairs and taxes in the beginning and not find out on the day of closing that you have some out standing things that are needed to take care of or the closing will not take place. It is also hard to reach them by phone, but on the other hand I did always get a call back.

Keep the comunication between the Underwriter and the loan officer closer so when the loan officer has questions and concerns from the clients there is a more up-to-date answer. That would also help in relying the same information, ie. paystubs, LESes, W-2's, repeatedly over and over agian.
Our experience was overall great. Dan O'hearn was a great VA loan officer he did Everything he could to make things go smoothly for us. Our only complaint is how the under writing went. We felt as if we were having to constantly repeat our selves over and over To different under writers. That process held us up for over a week and a half and caused A huge delay in moving and put a lot of stress on us with moving from California to North Carolina Without a place to live and having to go back and forth between friends and family. Other than that our Experience was great. I highly recommend Dan to anyone and that Military that can use their VA Loan to use it. Nothing I can think of my experiance was good.
As first time home buyers my wife and I had tons of questions. The team at VU was helpful each time we had a question about the process, but if there was a trustworthy knowledge base that could have helped us understand the process (as well as some of the documents) we probably could have found our answers.
if at all possible to eliminate some of paper work, for example we fax complete copies of our trust. Also our lawyer had to send certified copies of our trust!

I can't think of any improvements needed.
I was told at the beginning of the process that my domestic partner could not be considered in the loan process, just myself for income. Then 2 weeks prior to closing you needed w-2/income information from her quickly for me to get approved. This was very upsetting to her & myself since it should have been requested at the beginning of this process. I do not think I should have been approved to begin with at the amount I was pre-approved to. Also, it was not explained clearly to me that she would not even be on the deed at closing. Had we known/understood these 2 things(they should have been made very clear), we would have gotten a conventional loan, & not VA. I also was not aware VA would charge so much in closing costs, nor for their fee. We would not have put a contract on a house like we did had we known all of this information. In hindsight I think the only thing that was important to VUHL was getting us on board, instead of looking out for our best interest. I will say that my loan officer Ben was always available & kept in touch regularly keeping me informed of the loan process & was superior with that part. Part of my frustration is r/t the VA requirements, i.e. flood insurance on land which is ridiculous. This was not an enjoyable experience for us & it should have been. I am very appreciative of Ben for helping out w/the closing costs & do think he is very good at his job.
