Take the time to read the paperwork that is asked for to make sure everything is in order, so there are no last minutes lawyers visits at $250.00 an hour, and trying to get the court systems to move fast at the last minute.
Communication needs to be better. Underwriting needs to care more about the individual and not just a loan packet. Finding out in little pieces what is needed does not help the customer. A lengthy conversation where what the requirements are for the individual to make the loan a reality need to take place. Most people are not familiar with all the rules and regulations. Hard numbers and facts need to be obtained. I found out most in research on my own out of pure frustration. A clear and concie message of what is needed and why needs to be given to the individual applying. Don't generalize and don't give false hope of an issue being resolved only to bring it up later. There is to much " I need (x) " with no real reason given behind way other than its needed to verify number. Explain the numbers, explain the residual income requirement, what the persons number that they have to reach is and how things factor into that number. It takes more time but it gives piece of mind and helps the individual to better understand the process and not feel like a monkey doing tricks for your amusement.
It would have been helpful if we knew upfront how much we were 100% approved for before house hunting and putting in offers. What was $417,000 became $280,000 due to an over site causing me to come up with a large down payment. However, over all I am very satisfied with Ben Choi and Lauren Begley they did a great job. Communication is very important during this process and we were very disappointed and frustrated with the lack of communication. There is a process to follow but we should have been kept informed of difficulties our loan officer was having. One example...we were told the appraisal had been done and they were waiting on the notice of value. The loan officer never told us the NOV had not been completed and had to be sent to a different office so as far as we knew it was done. The lack of communication cause our family a lot of stress due to the fact the loan officer did not care or take responsibility for this lack of communication. We found out from the realtor the NOV had been completed and approved. This was not a pleasant process.
