Inform them of all the documents you will be needing or might be needing from the start. Don't wait until they are halfway throught the process to let them know the things you need.
Me and my husband are the easiest people to get approved for a loan. Our credit is above 720 for both of us, we are both active duty, have only one car payment with no other debt, have already had a VA loan which was more than we were requesting and was never once late on a payment. You couldn't ask for easier people to approve and yet we were unable to close on time because every day more paperwork was required from us. I asked on several occasions if we were all set and every time we were told yes but a day or two later more was required of us. In our transfer cross country the VA made it more stressful for us and I will in the future use a standard loan using a local bank. Also on several occasions I asked for rates. Days later I would get a response which in the end cost us. Rate were initially 2.8% and we ended up having to settle with a 3.25% because we did not have appropriate communication with our loan officer. Our loan officer also appeared to encourage us to go for a 30 year instead of the 15 year loan we wanted. As a person who understands money one should never be encouraged to do a 30 year loan if they are desiring a 15. We stuck by our guns and did a 15 but I think it is bad practice.
As a first time buyer I was inexperience about all the parts involved when buying a house. I think it would make the process much smoother if the buyer was fully informed about his responsibilities.
