My biggest complaint is the fact of the people responsible for collecting documents and following up on them, are not efficient in doing so. Each time that I called to check on the process, I was told that they were not able to make contact with certain people to verify information or collect a needed document. I would in turn call or email the same contact party and have the person contact VU and provide the information within 5 minutes. It is because of me that the deal was able to close on time. It would have taken much longer if I had not been actively involved. The other downfall to the program is the fact that I was told I would have an experienced real estate agent that was well versed in the VA process. I quickly learned that my agent did not know anything about the VA process and she was fairly new in real estate. I was able to tell her more about the process than she could tell me. In conclusion, VU is not as efficient as advertised. I would probably not even use the VA loan in the future because of the aggravation involved.
Both Neal and Roxanne were incredibly helpful throughout this stressful time. The only issue I have is when I first came to VU, I owned a home in GA. In the beginning when we started looking, Neal said there would be a contingent on our loan, that we had to have the GA home sold before we could close on a Texas home. We were using Cartus which guaranteed a home sale in a minimum of 60 days. I believe Neal said that the underwriters then withdrew that contingent when they found out we had a guaranteed sale. When it came to closing though, it seemed the story changed and we didn't get a straight answer, but it definatly seemed as if there was still a contingent because VU could not give us a closing date until they had a signed contract on the sale of our home in GA. That sort of frustrated me and could have really messed things up for my family if Cartus had not been able to close so quickly with us. So as a home buyer, please always be upfront and straight forward with your clients. Neal did help me out when my buying agent was being a bit difficult at one point and I was ready to cry and for that I am massively grateful!
