Phil is simply the BEST! Pleasant, Professional and made this process although arduous very easy! He took the time and explained things (sometimes multiple times) and had to field some crazy questions. When things got scary for us, he was the voice of calm. I honestly would have never gotten through this if it wasn't for Phil.When Phil passed us over to Leigh Ann, I was a bit hesitant but her understanding and transparency were very helpful! Purchasing or selling a home can be a stressful and demanding experience. I will tell everybody after my experience that communication is KEY. Lack of communication can break the whole system and cause all sorts of issues as can not returning paperwork or answering questions fully and completely when asked by the underwriter or lending team. I do have some issues I would like to address. Do NOT give estimated dates for closing until you are absolutely SURE that the underwriter is finished doing what they need to do. This caused all kinds of issues with the seller and realty team. My realty team that I was working with and the seller's realty team all worked within the same company and the closing date got moved 4 times and ended up being 2 days prior to the original close date. Not a huge deal as we still closed early, but the seller and I were bucking for 2 weeks prior as the seller wanted the sale complete and I wanted out of my rental property so I did not have to pay another months rent. Everything that the lending team needed was provided immediately by me the buyer, so there were no hitches or drawbacks on my part. Please be patient with the buyer and be aware that they may not know everything about the home buying process. I will say that time does need to be taken in explaining the process such as wire transfers and when they need to be completed. On closing day, the wire transfer had not been completed as I was not told when to request it which in turn required a cashier's check to finish the sale. Got that final part done and we were good.The best advice I will give any perspective buyer is be prepared, ready to buy a home, and be ruthless in your pursuit of the home you want to buy. I did NOT hesitate on the house I wanted and ended up purchasing and the seller was great to work with.

Any Veteran who is thinking about purchasing a home should contact this group of Lenders. You will be amazed at how easy they are to speak with and helpful in their journey on being a homeowner. .
