I just closed on a home in a very hot market in a St. Petersburg FL beach town. I was very lucky that the buyer would accept a contract contingent upon VA financing in a market where all cash offers and bidding wars are common. I was pre-approved with one of the largest mortgage companies in the country and they let me down because they didn’t have time to deal with one of the VA’s bureaucratic obstacles. We had to close this loan on time or the buyer could have easily switched to a back up cash offer and I would have lost the deal.
