By taking advantage of the VA loan option, we qualified for an interest rate that wouldn't have been obtainable doing a conventional loan. After refinancing our home with Veterans United, we now have an excellent rate and lower house payment. Our Loan Specialist kept us on track and we closed on time.

After a severe lack of communication from Caitlyn (our Loan Officer), we and our realtor both reached out to Caitlyn's manager and Crystal Franks from the Client Advocate Department. Collectively, both were grossly lacking in responding to our calls in a timely fashion or at all in many instances. With another Client Advocate "Casey", he listened to our concerns and said someone would call us back immediately which didn't happen at all. Additionally, the underwriter misread the purchase agreement causing more delays in our closing. It seems no one associated with our loan and its requirements knew anything about properties that have private water wells and a septic system, as details about required testing trickled in, many after the fact causing delays and repeat testing costs. An example of this is the lack of communication from VU caused us to have to pay for a return trip by the appraiser and an additional water well test from a lab.
Zac, my "Free Concierge" sent me an email with web links to public service providers “in my area” for internet service, trash service, water service.....clearly not even looking at the actual location of the property we were buying since NONE of these services are actually available due to the property’s rural location. Our original closing date was 3-30-20 and we ended up closing on 4-20-20. This was only after we started pushing VU hard every day with texts and phone calls in an effort to get things moving. We had to ask more than 3 times for VU to give us a new escrow closing date after the first one came and went. No one over there seemed to care. We couldn't plan anything about the move without that date. It was absolutely ridiculous. We have the texts, phone records and emails to back up all of our claims. To summarize this whole experience: I’m a U.S. Army veteran since 1991 and have never used my VA benefits or status in ANY way until now to buy this home. I have to say that if this is how you support veterans, I am saddened to think that others would have to experience what we did and I am also greatly disappointed that a company that chose the business name, "Veterans United", acted to the contrary and left us with the overwhelming feeling that we were totally all alone.
My advice (you can take it or leave it):
Veterans United is NOT affiliated with the Veterans Administration. They are a lender for profit that is approved to handle VA loans. They are not your veteran advocate. If you are in California, make sure your loan officer has experience in California sales. If you are buying a house in a rural area, make sure your loan officer has experience with similar type properties (wells, septic systems easements etc). Ask them about their experience level. Definitely get 3 to 5 written loan estimates (quotes) from different lenders. This will not hurt your credit score. Buying a house is much worse than buying a used car, yet weirdly similar. Get multiple quotes! There is great value in being able to physically look at someone in the eye from across their desk so use a local lender that is recommended by your friends....not just your realtor.
Lastly, the only one looking after your bottom line is YOU.
