More communication in regards to documents status of processing; especially when there are irregularities with documents from either the buyer and or the seller side of the transaction.
You can start by having one person to take you from start to finish. Another suggestion that would make the whole experience better is if we were told in the beginning just what you needed from us. Then review what we have sent and let us know right away what is missing. We expected 45 days but not 60 we were to the point that we didn't think the house was worth the delays and frustrations that we had gone through, i.e, lost paperwork submitted, apparently due to being handed from person to person like a football. To be honest, we had at the end, another lender at the same interest, but time was of the essence, as the Gomez family had already had an0ther home into which to move, and too many delays were being a problem for them, as well as the last minute VA appraisal which reduced their proceeds. Be upfront and inform your future clients what they need upfront instead of waiting until zero hour. Lance knew what we had in documentation and told us that it would be ample to work with......NOT! We required to have those documents sent by others which we were at the mercy of them to get them to us in a timely fashion.......US Postal Service included, as Veterans United stated....the internet is not a secure media in which to send personal information.
When The Intial Paerwork Is Sent To Start The Loan Process There Should Be A More Detailed List O Of What Will Be Required To Get The Loan. Things Needed From The Underwriter As Well, So That The Veteran Isn'tTaken By Surprise, Which Adds Much Unnecessary Stress! Also, Not Changing What Is Asked For From Veteran And Than Asking For Something Else! One More Thing To Make Sure That Everuthing Is Double Checked Before Closing. I Qualified For 10% Disability While Going Through The ProcessNot Knowing The Finance Fee Could Be Waived! This Could Of Changed My Payment Amount! ItWouldn't Have Reduced The Payment Much, But Anything HelpS. My Realtor Caught It,But It Only Changes The Amount Owed. I Do Greatly Appreciate The $250!!! overall I Am Very Pleased!!!
We were (my wife) in constant communication with Kevin and Taylor and was continually told we have lots of time. Nothing was a big deal, we were asking about things too early. So then we locked for 60 days, still not a lot of urgency. Since my wife is in the Real Estate business and I hear the horror stories, I tried to have this closing go smoothly. BUT, 2 days before closing the whole thing almost blew up. We were told by Taylor (our superman) we were approval with just a signature needed, then we get a call from Kevin (the grim reaper!) that we have to pay off my truck. Thankfully we had the funds to do that. This should have been known at least a couple of weeks prior to closing instead of having the builder and myself jumping thru these hoops at the 11th hour to get final approval to close. But we did close on time and the loan funded and we are thrilled with our new home.Thank You.
