We were getting a refi on a loan that was financed just 2 years ago. I feel that the process took a very long time to get to underwriting. We both have 800+ credit scores,owe very little on a townhouse we own and VU was determined to try to get info on the townhouse from the mortgage holder bank that was not cooperative in them first loan process. I feel this caused the refi to take a very long time to close.

Loan Processing is slow or inadequate. sent the same documents numerous times and was repeatedly asked to provide them again for example my previous HUD statement was requested 4 separate times.We also submitted documentation of my wife's employment. we submitted the monthly advise of payment, then we were requested to send the W-2s , then requested to send the tax returns. If this is the type of info that is needed then it should have been requested long time prior to Processing. During all of this we were Packing for the move and document had been put away. While I understand that some of these documents are needed the Loan officer should request them from the potential customer a long time prior to this going to the processing department. Lastly, the loan documentation that we finally signed, was just barely done in time. had it not been for the fact that the title company stayed late and waited for these documents, this loan would not have been closed on time.

You need to call the buyer when paperwork is needed quickly. Some people don't look at their email often for a quick turnaround on important paperwork

One improve would be to hand out or have every loan officer a copy of which states need termite inspections and which ones don't because I know I don't want to be asked 20 different times along with my Realtor asked 20 different times when we are going to get it done.

Much of the scrutinizing done by the underwriter seems nit-picky and useless. Having to write letters of explanation for every minor account fluctuation seemed too much.

The loan process took a long time and I understand that we had a few situations that made things take longer but it was 4 months to close on our home and the frustration was high. The communication was good towards the end because I became upset due to not know what was happening and no communication for long periods of time. But I think if I would have been notified of how things were going then it would have helped. I have no proof but really feel as though our file would sit for long periods of time with nothing happening. I paid interest on construction notes that I believe I should not have had to pay on for as long as I did because the loan process was so long.

My only suggestion would be that a little more research into the local area tax prices be conducted in order to provide a better more accurate good faith estimate.
