You need to have tighter controls on the real estate agents you recommend. Mine was awful. And the closing agent wasn't much better. The agent never got involved, cost me at least a weeks day in closing due to not ordering a well test, and then no one ever tracked the paper work from the seller. I ended up closing two weeks later than I needed to. The agent never even produced the keys to the house so I had to purchase new locks.

This will be a lengthy comment. Largely, my experience was positive. I applied for loans on two homes. During the negotiation process of the first home, I got "stuck" in a situation where I was not going to be able to transfer my earnest money deposit quickly. So, the loan officer at Veterans United was able to expedite the process via credits. This helped immensely.

After negotiations ended on the first home and began on the second, my loan officer quit/fired/whatever the situation was. From here, things got complicated. Darrick took over my application mid-process- no easy task, I'm sure. The original loan officer had promised a closeout date of 20 March several weeks prior to that date, so I began to start making appointments based on that date. Well, that closeout date pushed back several times (usually last-minute) forcing me to reschedule several appointments - several times. I (embarrassingly) blew up on Darrick when I knew that Darrick was trying to make the best of a hard situation. Luckily, Darrick understood my hotel situation and offered credits to cover the cost of my hotel stay past the original closeout date.

I do not know what occurred with my original loan officer, but I am sure that the transfer of loan process from one officer to another was complicated. This was probably complicated more so because the original loan officer may not have been doing their job properly. By and large, I got a good rate, and the loan officers were willing to work with me. As mentioned, I was not happy about the date being pushed out on several occasions, but I also understand that my original loan application had to be transferred.
