I initially got pre-approval from another lender that I have used before for a VA loan, but was surprised by the amount of closing costs. So I thought I should get another quote or shop around. My realtor recommended Veterans United and even a loan officer.Veterans United were able to match my original lender's rate, but beat the closing costs by more than half, saving me thousands of dollars. So I went ahead with the loan with Veterans United.The condo that I was purchasing was fairly new and not yet on the VA's approved list I came to find out and this is where the process went awry. Veterans United never made it seem like this could be a problem or potentially hold up the closing. I also never asked enough or the right questions and allowed myself to sit back and trust that they would do their jobs and we'd be fine.When we were a 2 weeks out from closing and still didn't have the paperwork needed from the HOA I started to get anxious, but never felt Veterans United was concerned. Nobody was informing me that we may be off-track until the week before closing when we still didn't have a document needed by the VA. So I was informed we would try 'Plan B' which was me writing a one-time waiver to the VA because we couldn't get the final document from the HOA. That ended up being a waste of my time, since the VA isn't going to waive a source document to approve a condo. But nice try.So now we are going to miss our closing date. Now I find out that there is a state website that the document needed can be downloaded from, but it takes a 'long time'. In steps my realtor who goes out of her way and spends a few hours to download the docs so they can be sent to the VA. At this point I am worried the seller may back out because we are definitely not making the closing date. Plus I call to ask my loan officer what happens to my loan rate in a couple days when we don't close. I had already looked at my paperwork and knew I could either lose the rate or pay a daily fee to keep the rate.Fast forward a few days and the VA approves the condo, the seller had agreed to extend our closing date, Veterans United extended my loan rate without a fee, and I close on a condo I was once exited about.Most of this could have been avoided if Veterans United had been better at communicating what was really happening and the contingencies. It felt like my team was reactive instead of proactive. I also believe if my realtor hadn't stepped in, I'd still be waiting on documents.Please don't send me a t-shirt.
