Really depends on the appraisal, and who performs it. The first one we got delayed closing byb3 weeks.

You're right that appraisals can vary depending on who performs them, and unfortunately, we don't get to choose the individual appraiser. Still, I know that doesn’t make it any less frustrating when a delay ends up impacting your timeline.

There was a point where I didn't know what my total costs would be and was surprised on how much i had to pay for inspections . The inspections seemed to be canned responses and left so many loopholes

This was my first time ever purchasing a home using a VA home loan, and though it had its moments, Jake Hanson was an incredible loan officer. The team was outstanding, from beginning to end. Todd and Doug were wonderful to work with. With quick updates and constant information exchange, we were able to get pre-approved and close on our home in 1 month.


Communication slacked off at the end and instructions were clearly provided so that I went to closing with the understanding that I would do wire transfer at the time of settlement. Unfortunately, it was not clearly explained to me that I was to do wire transfer the day before. I had to leave settlement to go to my bank. Ended up getting certified check instead. It was very frustrating.
