I would recommend removing the individual you contract to do appraisals in the 54006 area, or at a minimum try to have someone else as a primary contact.
After receiving the appraisal I would have asked for a second opinion or someone else to appraise the home. However, I was in a difficult position, being homeless it is not easy to make a decision that will push out the closing date.
The individual appraised the home for $4,000 less than what it I agreed to pay. That’s a little bit over 1% of the home value. He also took 25 days to appraise the house. Even though that small amount of money was an annoying waste of time, I could live with that. What is causing me to spend time writing this review, is the individual would not use the homes my realtor or the sellers realtor sent him as comparisons. He used homes that were nothing like mine. The house I bought is a two level, 4 bedroom, 2 bathroom house. If you review the comparisons he sent, you’ll notice he didn’t even have a two level home in his documents. Let alone comparable size or age of the house. This was extremely frustrating. Everything was ready to go, except the appraisal. We waited and waited, then to see that he didn’t even judge the home properly was a disappointment to say the least.
I understand no one is perfect and there could be other circumstances at play that I’m not aware of. However my realtor and the sellers realtor both informed me that this guy is a known issue in the area. I’m not sure how this company holds people accountable or sets their standards, but I hope this is at least looked so a paper trail can be started.
