We closed in about 3 weeks, which is awesome. The loan officer and underwriters were quick in expediting documents to close as early as possible.
My only suggestion is to update the estimated attorney fees in your system to locality. The original attorney fees were quoted as over $1000 less than what they ended up being. When the attorney sent their pricing to the lender, I was not notified for a week about the change when it was too close to closing to select a new attorney without delay. Even the day before closing, another $200 came in before signing. Some of this may be illegal kickbacks between the sellers agent (constantly getting sued) and the attorney (his selection), so proper notice of fees would’ve given me earlier negotiating power and not losing so much of my earnest money. I expected the lender to have a “good faith” estimate and I naively banked on having about $2800 in return (including seller additional credit). Understanding I closed early, accounting for about $1000, I still was disappointed to receive only $280 on closing day. If this estimate was more accurate, I would’ve negotiated more seller contribution or new attorneys much earlier. I was told that it’s better this way to not negotiate because it didn’t delay closing, however I’d have been okay to delay closing if it meant I didn’t burn $1000. That’s my choice to make.Also I recommend immediately notifying the attorneys that VA loans do not allow non-spouses on the title. This communication failed between the lender and attorney offices, which will result in me paying several hundred more dollars to add my finance to the title.Otherwise, the rest of the customer service was good, arranging VA inspections, working documents, etc. It’s just hard to not feel duped regarding closing costs. It was naive of me to trust a lender estimate, but it put me in a truly bad position my first month while I cover expenses for moving.
