5 stars service, 14 days from contract to close, and they paid ME at the table.As a veteran buying a 1970 estate-sale home with a repair amendment and a tight closing date, I expected complications. Tommy Heller and Shannon Brown delivered the cleanest transaction I could have asked for: application to conditional approval in 2 days, clear to close in 9, and we closed a full week EARLY 14 days total on a VA purchase.What stood out:
• Transparent pricing. When I asked about lender credits, Tommy sent the full rate ladder with the credit at each tier so I could choose for myself. I locked 6.5% with a $2,161 credit, my decision made with real numbers in front of me.
• Everything in writing. I asked for text/email over calls and they honored it completely. Every rate, fee, and timeline answer is documented in my inbox.
• They put skin in the game. When I flagged that my rate lock expired on closing day, Tommy quantified the extension cost to the dollar ($49.40/day) and offered in writing to cover several days himself if it came to that. It never did because they closed me early instead.
• VA expertise that showed. Funding fee exemption handled right the first time, my 100% P&T property tax exemption correctly reflected as $0 escrow, and a negative cash to close they literally paid me $384 to take my keys.One tip for fellow veterans: ask for the full pricing grid with lender credits at each rate early in the process, once I asked, Tommy delivered completely and it transformed my cash to close.
