Hi Jesse, Lenders have a couple of options when it comes to the costs related to originating and processing your loan. They can charge a flat 1 percent origination fee (along with the other normal charges up to a reasonable amount) or skip the flat rate and charge fees on an individual basis, as long as the total dollar amount doesn't exceed that same 1 percent of the loan amount.
In a strict sense, closing costs represent the actual cost of doing a loan. We encourage people to shop around with several lenders to find the best deal for them! The VA allows closing costs to be paid by the seller, the buyer, or shared between both parties. In the end, it's really about what you and your Realtor can negotiate. Discussing the details around your final closing figures is part of our commitment to deliver outstanding service. While we do not directly control the majority of these costs like taxes and insurance, we do appreciate your calling attention to this aspect and we value your feedback.
